When you shop for a flat in India, you'll encounter three different area measurements — carpet area, built-up area, and super built-up area. Understanding these is essential because the price you pay per square foot depends on which measurement is being used. Post-RERA, carpet area has become the standard, but many buyers are still confused.
What is Carpet Area?
Carpet area is the actual usable floor area inside your apartment — the area you can cover with a carpet. It includes bedrooms, living room, kitchen, bathrooms, and balconies, but excludes the thickness of inner and outer walls. Under RERA, all builders must quote prices based on carpet area, making it the most transparent measurement.
What is Built-Up Area?
Built-up area = Carpet area + thickness of inner and outer walls + area of the balcony. This is typically 10-15% more than the carpet area. While it gives a more complete picture of the physical space your flat occupies, it inflates the number compared to what you can actually use.
What is Super Built-Up Area?
Super built-up area = Built-up area + proportionate share of common areas (lobbies, staircases, elevator shafts, clubhouse, gym, etc.). This can be 25-40% more than the carpet area. Before RERA, many developers used super built-up area to quote prices, making apartments appear larger than they actually were.
